The short answer

The fastest way to sell a mobile home in Florida is a direct sale to a buyer who purchases mobile homes as-is. You sign over the Florida title, the park approves the buyer as the new tenant, and the seller reports the sale to the state within 30 days using form HSMV 82050. Once the title is clear and the park signs off, a direct sale can close in a few weeks instead of the months a listing can take.

Selling a Mobile Home in a Florida Park: What the Law Says

Florida's Mobile Home Act (Chapter 723 of the Florida Statutes) protects your right to sell a home that sits in a park:

  • The park can't block the sale. Under section 723.058, a park can't make rules that deny your right to sell, can't force the home out just because it's sold, and can't take a commission unless you hired it in writing as your agent.
  • The buyer must be approved, but not unreasonably. Under section 723.059, the park can screen the new owner using its posted rules, but it can't unreasonably withhold approval. If approval hasn't come through 5 days before closing, the buyer can cancel.
  • Read your prospectus and park rules. They explain the park's application, fees, and any rules about home age or condition.

We deal with park managers all the time, so you don't have to carry that conversation on your own. For a full walkthrough, read our step-by-step guide to selling a mobile home in Florida.

Mobile Home Selling FAQ

Do you buy mobile homes in 55+ parks and family communities?

Yes. We buy mobile homes in 55+ communities, family parks, and on private lots throughout Florida. In a park, the new owner has to be approved by park management, and we coordinate that step with the park directly.

Do you buy older mobile homes built before 1976?

We review every home, including pre-1976 mobile homes. Older homes can be harder to sell because many lenders will not finance them and some parks restrict them, which is often why owners call us. If it is not a fit, we will tell you why and point you to a better option.

What if I can't find my mobile home title?

That is common. A replacement title can be requested through your county tax collector's office. Tell us when you reach out and we will walk you through it before closing.

Do I have to move the mobile home out of the park?

Usually not. Most homes we buy in parks stay where they are, and the new owner takes over the lot lease once the park approves them. Under Florida Statutes section 723.058, a park cannot force removal of a home just because it is sold.

Will you buy a mobile home that needs major repairs?

Yes. We buy as-is, including homes with roof leaks, soft floors, water damage, or homes that have sat vacant. You do not need to clean out or repair anything.

Can I sell if I owe lot rent or have a loan on the home?

Often, yes. Back lot rent and loan balances can usually be paid off from the sale at closing. Share the amounts with us up front so we can tell you honestly whether the numbers work.
