Home + Land
Manufactured homes on acreage, rural parcels, or subdivision lots, bought in a single closing.
Florida Manufactured Home Buyers
Single-wide, double-wide, or triple-wide; on your own acreage or a subdivision lot. We buy manufactured homes as-is and close through a Florida title company, including homes with a mortgage, unpermitted additions, or title questions that scare off financed buyers.
How you sell a manufactured home in Florida depends on whether it's titled as real property or personal property. A home with an RP decal and a retired title is sold with the land by deed, like any house. A home with an active Florida title is sold by signing over the title and reporting the sale to the state on form HSMV 82050. We buy either way, and we'll help you figure out which one you have.
| Real property (home + land) | Personal property (titled like a vehicle) | |
|---|---|---|
| How to tell | RP decal; title retired; taxed with the land | Active Florida title; annual MH registration decal |
| How it transfers | Warranty deed recorded with the county | Signed-over certificate of title; buyer applies on HSMV 82040 MH |
| Closing | Title company: title search, survey, documentary stamp tax on the deed | Can be simpler; a lien check on the title is still essential |
| Common snags | Unpermitted additions, septic or well issues, surveys | Lost title, liens, home on land you don't own |
Not sure which you have? Your county property appraiser's website will show whether the home is assessed with the land, and your tax collector can look up any active title.

Many buyers of manufactured homes need financing, and lenders are strict about manufactured housing. Conventional and FHA loans generally require a HUD-code home built after June 15, 1976, set on a permanent foundation and titled as real property, and appraisals can come in low when there are few local comparable sales. Unpermitted additions, foundation questions, or an active title can each stop a financed sale late in the process.
A direct buyer removes the financing step. That's the main reason owners choose to sell to us: fewer things can go wrong between contract and closing.
"This transaction was smooth from start to finish. You can tell that David and his team really care about the projects they select and work diligently to ensure all parties are in communication. Would absolutely work with David again! 10/10"
"From beginning to end, it was an absolute pleasure working with this entire team! Not only are they thorough, but responsive to any and all questions. I will continue to work with them in the future!"
"Great company to work with — quick response and very responsible."
It comes down to the build date. Factory-built homes made before June 15, 1976 are mobile homes. Homes built after that date to the federal HUD code are manufactured homes and carry a red HUD certification label on the exterior of each section. People use the terms interchangeably, and we buy both.
If the home has an RP (real property) decal and its title was retired, it is taxed and sold with the land as real estate using a deed. If it still has an active Florida title and an annual MH registration decal, it is personal property and is sold by signing over the title. Your county property appraiser and tax collector records will show which applies.
